Home Is More Than a House: What Father's Day Reminds Us About Real Estate

As Father's Day weekend approaches, I'm reminded that real estate is about so much more than square footage, upgrades, or market trends.

At the heart of every home are the memories being made inside it.

As a Realtor® and a mom, I often help clients focus on important factors like location, price, schools, commute times, and future resale value. Those things absolutely matter. But when families look back years from now, they won't remember the interest rate they locked in or the color of the countertops they chose.

They'll remember the moments.

The backyard where life lessons were shared between generations.

The kitchen where stories were told and memories were made over family meals.

The living room where laughter echoed during countless evenings together.

A home becomes valuable not because of the upgrades inside it, but because of the people who fill it with love, laughter, and memories.

This Father's Day, I encourage families to take a moment to appreciate the role home plays in bringing us together. A Construction Professional's Guide to Making Smart Choices in Your New Home

Buying a new construction home is exciting—but before you start checking every upgrade box at the design center, it's important to understand which upgrades are truly worth the investment.

As a Las Vegas Realtor® and Construction Professional, I've seen buyers spend tens of thousands on upgrades they'll barely notice in a few years, while skipping upgrades they'll wish they had from day one.

Upgrades Worth Paying For

1. Structural Changes

If it affects the layout or structure of the home, strongly consider doing it now.

✔ Extended patios

✔ Additional windows

✔ Larger showers

✔ 8-foot doors

✔ Multi-slide glass doors

✔ Additional bedrooms or flex spaces

These upgrades are expensive—or nearly impossible—to add later.

2. Electrical & Technology Pre-Wiring

Think ahead.

✔ EV charging outlets

✔ Security camera wiring

✔ Additional electrical outlets

✔ Ceiling fan pre-wire

✔ Holiday lighting outlets

Adding these after construction often costs significantly more once drywall is installed.

3. Energy Efficiency Features

Las Vegas summers can be brutal.

Investing in upgraded insulation, energy-efficient windows, and other energy-saving features can improve comfort and lower utility bills for years to come.

Upgrades You Can Usually Skip

1. Decorative Lighting

Builders often charge premium prices for light fixtures that can easily be replaced later for less money.

2. Premium Paint Packages

Paint is one of the easiest and most affordable upgrades to make after closing.

3. High-End Cosmetic Finishes

Some designer backsplashes, trendy tile selections, and decorative finishes look beautiful but may not add long-term value.

Focus on function before fashion.

My Rule of Thumb

Before selecting any upgrade, ask yourself:

"Can I do this later for less money?"

If the answer is yes, consider saving your budget for upgrades that are difficult or expensive to change after construction is complete.

Final Thoughts

The smartest buyers don't necessarily spend more—they spend strategically.

Prioritize structural features, electrical pre-wiring, and energy efficiency. Be cautious about spending heavily on cosmetic upgrades that can easily be completed later.
